This policy explains how Lanes Overseas collects and uses your personal data when you visit this website, make an enquiry or arrange a viewing. It is written to meet the UK General Data Protection Regulation (UK GDPR), the Data Protection Act 2018 and, where it applies, the EU General Data Protection Regulation (EU GDPR).
Lanes Overseas is the controller of the personal data described in this policy. We are a UK company marketing homes in Spain, with offices in Enfield, Cheshunt and Hertford, and a base in Spain for viewing trips.
You can contact us about anything in this policy through our contact page, or by writing to Lanes Overseas, 7 Savoy Parade, Southbury Road, Enfield EN1 1RT, United Kingdom. Please mark your message “Data protection”.
Details you give us: your name, email address, telephone number, preferred contact method, the homes or areas you are interested in, your budget and timing, viewing dates, and anything else you choose to tell us in a message.
Details collected automatically: the page you arrived from, campaign information in the web address (such as utm_source or utm_campaign), and, only if you agree to it, information collected by analytics and advertising cookies about how you use the site. See our cookie policy for details.
We do not ask for special category data, such as health information. Please do not include it in a message unless it is necessary, for example to plan an accessible viewing.
To answer your enquiry, arrange viewings and help you through a purchase. Lawful basis: steps taken at your request before entering into a contract, and our legitimate interest in responding to people who contact us.
To send you news of new homes and developments by email or message. Lawful basis: your consent, which you can withdraw at any time using the link in each email or by contacting us.
To understand which pages and campaigns work, using campaign information stored with your enquiry. Lawful basis: our legitimate interest in measuring and improving our marketing. Analytics and advertising cookies are used only with your consent.
To keep records and meet our legal obligations, including anti-money laundering checks where a purchase proceeds. Lawful basis: legal obligation.
We do not sell your personal data and we do not make decisions about you based solely on automated processing.
We share your details only where needed: with the developer or seller of a home you are interested in, with Spanish lawyers, mortgage brokers, currency specialists or other professionals you ask us to introduce, and with service providers who host our website, store our data and send our emails on our behalf.
Service providers act on our instructions under written contracts and may not use your data for their own purposes. We may also disclose data where the law requires it.
Because we market homes in Spain, your details may be shared with partners in Spain and the European Economic Area, which the UK recognises as providing adequate protection. Where any provider processes data in another country, we rely on a UK adequacy regulation, the International Data Transfer Agreement or the UK Addendum to the EU Standard Contractual Clauses, together with any additional safeguards needed.
Enquiries that do not lead to a purchase are kept for up to two years from our last contact with you, then deleted or anonymised. Records relating to a purchase are kept for six years after completion, to meet legal, tax and anti-money laundering requirements.
If you ask us to stop marketing to you, we keep a minimal record of that request so we do not contact you again.
We use encrypted connections, access controls limited to staff who need the information, and reputable hosting providers. No system is perfectly secure, but we review our measures regularly and will tell you and the regulator about a breach where the law requires it.
You have the right to be informed about how your data is used, to access a copy of it, to have it corrected, to have it erased, to restrict or object to its use (including an absolute right to object to direct marketing), to data portability, and to withdraw consent at any time without affecting earlier processing.
